COMMUNITY GUIDE

EverRange in Jacksonville

Community guide · By Cynthia “Syndi” Askew · Updated October 31, 2026

If you are considering a new home in Jacksonville, EverRange offers another community to put beside the familiar names on your list. The important part is finding the neighborhood, builder and homesite that fit the way you want to live.

A newer community with several ways to live

The official community website places EverRange between Nocatee and eTown, with an entrance at US-1/Philips Highway. It describes a rustic modern style, multiple homebuilders and a mix that includes active-adult living, townhomes and villas. Availability varies by neighborhood and builder.

Location is personal

Rather than relying on a broad commute estimate, drive your actual route from the home you are considering. Check the trips you make most often, including work, groceries, medical appointments and visits with friends. A community entrance and a particular homesite can tell two different stories about your daily drive.

Amenities and outdoor connections

The Grove is EverRange’s central amenity hub. The developer describes a resort-style pool and splash pad, an open-air pavilion, eight lighted pickleball courts, playground and dog parks, plus community trails. Tour the amenities that matter to you and ask which are open, which are planned and what your specific neighborhood can access. Confirm guest policies and any separate charges.

Published builder partners

EverRange’s builder roster names David Weekley Homes, Dostie Homes, Dream Finders Homes, ICI Homes, Mastercraft Builder Group, Providence Homes, Riverside Homes and Toll Brothers. Offerings vary by neighborhood and phase. Check whether your preferred builder, floor plan and homesite are currently released; a published partnership is not a promise of immediate availability.

Compare builders beyond the model

A model home is a useful introduction, but your purchase deserves a more detailed comparison. Ask for included features, upgrade allowances, lot premiums and deposit requirements in writing. Check the estimated completion date and what flexibility exists if construction timing changes.

If you are considering an age-restricted neighborhood, request its current governing documents and occupancy requirements. Do not assume the same rules or amenities apply throughout the entire master plan.

What will ownership cost?

Request current HOA dues, any district assessments, amenity costs and one-time contributions for the exact property. Build your comparison around the full annual budget, including taxes, insurance and maintenance responsibilities. I can help you gather the figures so you can compare options clearly.

The developer identifies Coastal Ridge Community Development District for EverRange. Its CDD guide describes capital and operating assessments, with capital amounts varying by homesite frontage and operating assessments set annually. Request current parcel-specific amounts and separate HOA charges; do not treat an early budget or brochure as a closing fee statement.

Bring these questions on your tour

  • Which neighborhood and builder fit your floor plan and timing?

  • What is included in the advertised price?

  • What amenities are available to this property today?

  • What do current association and district documents require?

  • What is planned for the land around this homesite?
