NEW CONSTRUCTION · NORTHEAST FLORIDA
I’m with you from dirt to signing, and beyond.
Building a home comes with dozens of decisions before you ever get the keys. I help you choose the community, builder, homesite and floor plan, then stay beside you through selections, construction milestones, walkthroughs and closing.
And when questions come up after you move in, I’m still here.
Start with the way you want to live
Tell me what you want your new home to make possible. We’ll narrow the choices around your routine, your budget and the details you don’t want to compromise on.
The right homesite
Compare sun exposure, outdoor space, neighboring homes and the setting beyond the lot line.
The complete budget
Understand included features, options, incentives and ownership costs before making comparisons.
A realistic move-in plan
Compare available homes and build timelines with what needs to happen for your move.
Support that continues
Stay connected through construction, signing and the questions that come after move-in.
Recorded tour for illustration. The title reflects availability when filmed; current availability, pricing and features must be confirmed.
A candid RiverTown walkthrough
Come along as I look at the details that affect everyday living, from the front porch and office to bedroom proportions, storage and the connection to the backyard. A walkthrough can help you decide which tradeoffs are worth exploring in person.
YOUR NEW-HOME JOURNEY
Here for the decisions at every stage
My experience in new home construction, project management, design and quality control helps me connect the plans on paper with the home you’ll live in. Here’s how we work together.
01 · Find your community and homesite
We’ll start with your budget, daily routine, preferred home style and move date. I’ll help narrow the communities and builders, arrange visits and compare floor plans. On the homesite, we’ll look at orientation, outdoor living, neighboring homes and questions about future development, drainage and easements.
Need to move sooner? We can compare quick move-in homes with earlier-stage builds, including the choices you can still make and the timing each option involves.
02 · Understand the full commitment
Before you sign, I’ll help you organize the base price, lot premium, structural options, design selections, deposits and incentives so you can compare the complete purchase. We’ll also identify HOA and CDD charges, where applicable, and questions for your lender about financing and closing costs.
We’ll work through the builder’s process, deadlines and the questions the agreement raises. Legal interpretation belongs with your real estate attorney, and financing decisions with your lender.
03 · Make the home your own
I’ll help you think through the floor plan, structural choices and design selections around how you actually live. We’ll distinguish the decisions that need to be made during construction from projects that can wait, and keep your priorities and budget in view.
04 · Stay connected through construction
I stay involved as your home takes shape, helping you communicate with the builder, follow the milestones and keep track of questions and agreed items. I’ll help coordinate walkthroughs and independent inspections within the builder’s access rules and your contract deadlines. Licensed inspectors handle the technical inspection of the home.
If you’re building from out of state, my team photographs your home every two weeks so you can follow its progress, wherever you are. If you can’t attend a walkthrough, I’ll be there, filming it for you or bringing you along on FaceTime as we walk through your home together.
05 · Prepare for walkthrough and signing
As closing approaches, I’ll help you organize the final walkthrough, document outstanding items and follow up on the agreed next steps. We’ll keep the closing schedule, lender and title coordination, warranty information and move-in arrangements in view.
06 · A resource after you move in
My involvement doesn’t end when the papers are signed. If questions come up as you settle in, I’m still a person you can call. I can help you find the right builder or warranty contact, follow up on unresolved items and connect you with local resources. Warranty coverage and repairs remain the builder’s or provider’s responsibility.
Let’s connect before your first builder visit
Each builder has its own registration requirements. Reach out before visiting a sales center or registering online so we can discuss your representation, services and compensation, and confirm the builder’s process from the start.
