Nocatee Community Guide

Ponte Vedra, Florida · By Cynthia “Syndi” Askew · Updated October 31, 2026

Nocatee brings homes, recreation and daily conveniences together between Jacksonville and St. Augustine. Most of the community is in St. Johns County, with a portion in Duval County; confirm the county and school district for each address. The useful question is not simply whether you like Nocatee. It is which neighborhood, home and location within Nocatee will work for you.

What everyday life looks like

The community’s Splash and Spray water parks, neighborhood parks and trail network are major draws. Town Center adds groceries, dining and everyday services. Those features can make a very different impression depending on how close your home is and how often you will actually use them.

Walk or drive from each candidate home to your likely destinations. Check the approved routes and rules before assuming you can take an electric cart everywhere. A neighborhood close to a favorite park may serve your routine better than a larger house farther away.

Homes and builders

Nocatee includes single-family homes, townhomes, villas, custom-home opportunities and age-restricted neighborhoods. Builder choices vary by neighborhood and remaining inventory. Nocatee’s published builder guide includes David Weekley, Dostie, ICI, Providence, Riverside and Toll Brothers. Confirm which are actively selling the home type you want.

Compare new construction with resales on a complete-cost basis. A resale may already include window treatments, an outdoor enclosure or other improvements. A new home may offer choices and warranties that matter more to you. Neither is automatically the better value.

HOA and CDD costs

There is no single HOA figure that describes every home in Nocatee. The community publishes separate association contacts for its neighborhoods. Ask for the exact association, current budget, dues, restrictions and any additional charges attached to the property.

The Tolomato CDD is a separate district associated with Nocatee infrastructure and amenities. Review the assessment on the specific property’s tax bill and confirm the current district charges. Do not substitute a community-wide estimate for parcel-level documents.

For an attached home or a neighborhood with extra services, ask exactly what maintenance is included. Compare HOA dues, CDD assessments, insurance, taxes and owner-maintained items together. A lower monthly association bill can still leave more work and expense with the homeowner.

The tradeoffs to weigh

Amenities have value when you use them. If you want a large private yard or rarely use shared recreation, compare the cost and lot dimensions with other communities. Drive your work route at realistic times and check future development around the specific homesite.

Never rely on a sales brochure for a school assignment. Verify the address with the school district and ask about planned rezoning. Evaluate the features that matter to you directly rather than assuming one community is right for every household.

Nocatee or RiverTown?

Start with your preferred location and weekly routine. Nocatee offers a Ponte Vedra setting and Town Center conveniences; RiverTown is organized around a St. Johns River setting and its own recreation facilities. Tour comparable homes in both and compare total costs, travel routes and the amenities you would actually use. A community name alone will not answer that decision.

Before you choose a home

  • Confirm the neighborhood, association and property-specific CDD assessment.

  • Check the distance and permitted route to your preferred amenities and shops.

  • Compare lot width, usable yard, setbacks and outdoor improvement rules.

  • Ask which builder incentives apply to the specific home and what conditions come with them.

  • Verify schools, insurance and likely commuting times for the address.
