COMMUNITY GUIDE

Shearwater in St. Augustine

Community guide · By Cynthia “Syndi” Askew · Updated October 31, 2026

If your idea of home includes time outdoors, a good walk and a pool day close to home, Shearwater is worth exploring. Let’s look at how its recreation spaces and home choices fit your everyday life.

A community built around outdoor time

Shearwater’s official community guide highlights the Kayak Club, Fitness Lodge, resort-style lagoon pool, lap pool, Lazy Bird River and tennis courts. Trails, parks, a community garden and kayak access add more ways to spend time outside.

Tour the places you would use most. Ask about current hours, guest rules, reservations, equipment requirements and separate activity charges. A kayak launch on a map does not tell you everything about the route, conditions or experience required.

Choose the home and the homesite together

Compare floor plans against your real routine. Where will you work, host guests, store equipment and spend time outside? Then look at lot dimensions, orientation, neighboring homes and the distance to the amenities you care about.

If you prefer a one-story home, start with that requirement and compare the remaining living space and yard rather than assuming every single-level plan will feel the same. For a planned pool, ask about setbacks, easements and association approval before you fall in love with the backyard.

New construction or resale?

A resale home may offer established landscaping and a clearer picture of the surrounding street. A new home may offer a different mix of selections, warranties and completion timing. We can compare the total cost and practical differences side by side.

Ask for a written builder price breakdown and confirmation of what incentives require a particular lender or closing schedule. The headline discount is only one part of the decision.

Builders and housing choices

The developer’s current community map lists Meritage townhomes in Parkside, Dream Finders single-family homes in South Creek and Lennar single-family homes in Brookside. Other neighborhoods on the map are marked sold out; 360 Communities offers rentals. Confirm current releases, move-in timing and resale choices before planning a tour.

Fees and the complete ownership picture

Request current association dues, applicable district assessments, amenity charges and one-time contributions for the specific property. Review the actual tax bill and current documents so assessments are counted correctly. Add insurance and maintenance to your comparison.

Shearwater is served by Trout Creek Community Development District. Request the current assessment for the exact parcel, including debt and operating components, along with the separate HOA information. There is no single fee figure that should be assumed for every home. Review the district’s current budget and the property’s tax bill.

Make the tour useful

  • Drive the route from the home to your regular destinations.

  • Visit the amenities you expect to use, not just the model home.

  • Ask what is planned for nearby undeveloped land.

  • Verify school assignments directly for the exact address.

  • Compare the full annual costs and the timing of your move.
