COMMUNITY GUIDE

SilverLeaf in St. Johns County

Community guide · By Cynthia “Syndi” Askew · Updated October 31, 2026

Want room to compare different home styles without giving up a community atmosphere? SilverLeaf belongs on your tour list. Its collection of neighborhoods gives buyers several ways to approach a Northeast Florida move.

What makes SilverLeaf different?

SilverLeaf is located along St. Johns Parkway between County Road 210 and State Road 16, west of Interstate 95. The developer markets the community with no CDD fees, neighborhood parks, amenities, sidewalks and cart paths. That combination is a useful starting point for comparison, especially if you are weighing several master-planned communities.

Builders to compare

The developer’s published builder roster includes Ashley Homes, David Weekley Homes, Dream Finders Homes, ICI Homes, Lennar, MasterCraft, Reverie, Richmond American Homes and Riverside Homes. Each has different neighborhoods, plans and release schedules. Confirm current homesites and inventory before choosing a builder from the list.

Compare included features, structural options, design selections, deposits, incentives, inspection procedures and warranties on the same basis. Ask about any age restrictions that apply to a particular neighborhood and review its governing documents.

Look at the neighborhood, then the home

Start with your floor plan, backyard needs and preferred daily routine. Then compare the actual homesites. A beautiful model can feel very different on a narrower lot or with a different orientation. I help you look at the details that are easy to miss when the kitchen has already won you over.

For new construction, ask for a written breakdown of the home price, lot premium, selections, deposit schedule and estimated completion. Compare available resale homes, too. The right fit depends on the whole package.

No CDD does not mean no community costs

The official community website advertises no CDD fees. Request the current association budget, dues, amenity charges and any transfer or capital contributions for the specific property. Compare total ownership costs instead of choosing a neighborhood based on one line item.

Plan a practical tour

Visit the amenities you would actually use, check the route from the home to your regular stops, and tour at more than one time of day. Ask which facilities are available now and which are planned. If schools matter to your move, verify the address directly with the school district before making a decision.

Questions I would bring to your tour

  • Which association fees apply to this exact home?

  • What is included in the builder’s price?

  • How much usable backyard will remain after setbacks and easements?

  • Which amenities are included for this neighborhood?

  • Does the timing work for your move?
