COMMUNITY GUIDE

RiverTown in St. Johns

Community guide · By Cynthia “Syndi” Askew · Updated October 31, 2026

RiverTown is a master-planned community along the St. Johns River. Its river setting and recreation facilities are central to its appeal. The details still matter: living in a riverfront community is not the same as owning a riverfront home, and each neighborhood offers a different mix of homesites, homes and access to amenities.

Location and daily routine

Start with the trips that will shape your week. Test the route to work, grocery shopping, medical appointments and the places you visit most. Tour at different times of day and compare the actual home’s location within RiverTown, not just the community entrance.

If being near the water is your priority, decide what that means to you. A community trail or shared river overlook may be enough. A private waterfront lot, boating access and an unobstructed view are separate questions that require property-specific investigation.

Homes and new construction

Mattamy Homes markets RiverTown homes across multiple neighborhoods. Compare the floor plan, lot dimensions, included features and construction stage for each available home. A plan that works beautifully on one homesite may create a different yard, privacy or light situation on another.

Quick move-in homes can offer a clearer view of finishes and a shorter path to closing, but less flexibility to change selections. A home built from earlier in the process may offer more choices with a longer timeline. Get the estimated completion date, deposit schedule and change-order rules in writing.

RiverHouse, RiverClub and RiverLodge

The official amenity program includes three major gathering places. RiverHouse offers recreation facilities; RiverClub connects residents with the river through features such as its boardwalk and kayak launch; RiverLodge adds a pool, a lazy river and fitness offerings. Trails and dog parks are also part of the community.

Visit the facilities you expect to use. Ask about access, hours, guest rules, reservations, food purchases and any charges beyond ordinary dues. Confirm whether amenities are included for the particular property and household, rather than relying on a model-home conversation.

HOA and CDD costs

Request current HOA documents and the property’s CDD assessment information before comparing homes. RiverTown is associated with multiple Rivers Edge community development districts, so an assessment quoted for one neighborhood or homesite should not be assumed to apply to another.

Build a yearly ownership budget using the actual association dues, CDD assessment, property taxes, insurance and maintenance responsibilities. Ask about one-time association contributions, transfer charges and pending assessments. Do not double-count a CDD amount that is already included in the annual tax bill.

What deserves a closer look

A river setting makes flood exposure, drainage and insurance questions especially important to investigate for the exact property. Obtain appropriate insurance quotes and review the survey, elevation information and applicable flood maps. A community’s name or a seller’s experience is not a substitute for property-level due diligence.

For a planned pool or outdoor kitchen, review setbacks, easements, drainage and association approval requirements early. If your priority is a quiet backyard, inspect adjacent land uses and future development plans rather than assuming every green area will stay unchanged.

RiverTown or Nocatee?

RiverTown puts the St. Johns River setting at the center of its identity. Nocatee offers a Ponte Vedra location with its Town Center and a different network of parks and amenities. Compare the same home criteria in both, then test the commute and total monthly costs. There is no universal winner.
